After the Storm: Portiva’s Lease Up Story

Managing a New Property Through a Natural Disaster

Hurricane Irma, and its 138 mph winds, wrecked havoc along the Florida coastline last August. The storm left thousands of renters flooded, without electricity, and many homeless and searching for a dry and safe place to sleep. In most communities, the first floor units were damaged beyond repair with upper levels wind torn. Seeing no way back to their homes or the coast line areas, many renters moved inland to regroup and rebuild.

While the majority of Jacksonville communities are still suffering from severe damage, a few fortunate inland communities were eager to open their doors to wary renters searching for new homes. Anywhere Fitness had the opportunity to interview Sonny Lebron, Property Manager at the Jacksonville Portiva Apartments about the ways in which they help those transition and rebuild.

“The power of the storm caught us all by surprise. The structural damage was actually better than expected, but the flooding of first floor units is what did the most damage. Luckily Developers from Liv Development built this community to withstand flooding by implementing a Mid-rise community design. Most [multi-family] communities in Jacksonville are Garden-style, the buildings are separated by grassy areas between smaller 8 unit buildings. While Garden communities have been the market standard for some time, the benefit of mid-rise communities is becoming increasingly more popular because all residents are in close proximity to the leasing office, resident lounge, pool, and the fitness center, which is powered by the Anywhere Fitness staff.”

We asked Sonny to share more about his experience during this difficult time for the Jacksonville area.

Portiva was brand new as the storm surged. How did you lease-up Portiva so quickly?

“As leasing professionals, we know how detrimental weather and water can be to our communities. When the storm hit, there were so many residents looking for new homes that it was just a matter of advertisement to lease this 9 month old community up to 70% occupancy.”

What separates Portiva from other new developments? “Our amenities are awesome!! As stated previously, our mid-rise design has been a real people pleaser. Residents really enjoy being walking distance from all the community amenities such as our:

  • Resident Lounge, where we hold bi-weekly resident events, classes, and social outings catered by our in-house LIV team;
